When you decide to sell your home, it is important to work with a real estate professional to help you sell faster for a better price than you would if you did it on your own.  HALO Realty agents can be a great source of knowledge in pricing your home correctly, provide excellent marketing plan and give you some home selling advice which would include getting your home ready for the buyers to appreciate and ultimately, to fall in love with.  It would take some effort, time and energy but it would be worth it for a sale that satisfies your goals. Below are tips to sell your home that you will surely see some benefits if accomplished.

The listing price for your home is an important factor that can influence the sale of your home.  Over-pricing of the property may result in no offers from buyers and therefore the listing would stay longer in the market and buyers would have negative perception of the property being in the market too long.  On the other hand, under-pricing may result in the seller losing money in their investment. Buyers tend to offer lower than the listing price. Our Halo agents are trained and experienced to give proper pricing of your property.

First impression counts. As buyers pull up to your house, the first thing they will notice are the landscaping – lawn, trees, plants, flowerbeds, etc. so it is important make sure things look neat in the front yard.  Tidy up! - mow the lawn, trim your bushes or maybe buy a few bags of mulch to cover around the flowerbeds.

Your front yard is not the only part of the yard that needs cleaning up. Pick up any messes in the backyard, and have any sod replaced and other damage repaired as necessary.

Buyers would like to see the space in your property if it is enough to fit their personal items.  Having clutters in your home would make the space look smaller and cramped. Go through your stuff and sort them. Clear out the non-essentials and organize the things accordingly. The people that are looking at your home are going to open every door, including closets and the garage so make sure that you don't shove stuff in there. Rent a storage space if you need to.

Cleaning the whole interior & exterior of your property is important in a lot of ways.  It gives a good first impression which is inviting to buyers, it could show more space and may show that the property is maintained and may not need to do work right away.  You don't need to break your back cleaning both interior and exterior of your property, hiring a professional cleaning company can save you a lot of energy and you can be sure your home is spotless and looking its best. Spending a few hundred dollars can get a higher offer than those that look like abandoned.

Repainting can give a complete newer look and ambiance for your home.  Neutral colors such as off-white or light cream colors are more appealing, where dark colors can shrink the perception of space.

Home staging can highlight the best features of your home.  Professional home stagers can help maximize each room so that the coziest nook feels downright spacious. By utilizing your own furniture in a new way, swapping outdated pieces for show-ready ones, or added touches of outdoor life, home staging makes the most of your home by helping buyers focus on its features and create a vision of the space.

Address any issues before hand, be it a visible stain on the ceiling, a leaking faucet or a faulty wiring. During home inspections, any issues will be discovered and the buyers can demand for repairs, credit, try to renegotiate the sale price or it may come to the buyer backing out of the sale.  It would cost a lot less to repair things beforehand than dealing with the demands of the buyer later.

Before you start showing your home, make sure your home smells pleasant. Homeowners may not realize any unpleasant odor in their home like cooking odor or pet odor.  Your Realtor can advise you if there are any unpleasant odor that can easily drive buyers away.

Make every room in your home appealing.  It is more inviting to buyers when they see a bright, cheery home. When there is a scheduled showing, make sure all curtains are drawn and let the sunlight in if you can. Add some better lighting if your home is dim. Lighting can make a big difference in a room.

When selling a home with pets, at the very least, you should remove them from your home when you are showing the property for sale. This may or may not be something you are willing to do, but it is easier to show-and-sell your home (and keep it clean), if your pets are not present when buyers arrive.  Temporarily relocate your pets at your friend's or family member that you are comfortable leaving your animal with. There are times where it may not be possible to remove a pet from a home. If this is the case your next best option is to put them in a contained space and let the Real Estate Agent know about it ahead of time.

Now that your home is ready, let your real estate agent bring in their expertise in marketing your home which includes taking exceptional photos and using online tools to expose your home to where buyers will be searching from.
